Where do I pay my rent?

Payment can be made through Automatic Checking or at our 24-Hour Drop Box located at 6730 Central Ave in Portage.  For more information click here.


When is my rent due?

Rent is typically due on the 1st of the month before. If other arrangements have been made by H&M Property Group, please refer to your lease.


Will I be charged if my rent is late?

Yes. Your lease stipulates what that charge will be. Please contact us well in advance if you know your rent will be late.


​Who is responsible for paying the utilities?

The tenant is responsible for paying all utilities. This includes any trash fees that are to remain in the name of H&M Property Group.


Who can occupy the property?

Only those individuals listed on the application may occupy the property.  The only exception is normal additions to your family via birth or adoption.


​How do I report a maintenance issue?

Please contact us as soon as possible to report a maintenance issue. If we do not answer, be sure to leave a voice message and we will return your call.


​When can the Landlord and/or their agents access the property?

The Landlord and their agents, including maintenance personnel, may access the property at any time in the event of emergencies. We will always try to first contact the tenant to give reasonable notice before accessing the property. However, if our request is ignored we will enter the property at reasonable times without notice.


​What if I do not want to renew my lease?

You must give 45 days written notice of your intent to move.  The lease will provide you with additional information on the specifics. If you do not provide notice then we will assume you are staying at the property and the lease will renew, at the Landlords discretion, for another full year.


What happens once my lease expires?

If we have not received 45 days written notice of your intent to move, your lease, at our discretion, is renewed for another full year.


What if I do not want H&M to show my property until after I move out?

In your lease, you agree to allow us to show your property up to 6 months prior to the expiration of your lease.  You can opt out for a fee equal to one months additional rent. This fee will be due on the day you give notice - no exceptions will be made.
